Will Herrington has witnessed this trend firsthand: "I had an American buyer about five or six years ago who said, 'I just want somewhere safe. If the world goes pear-shaped, I want somewhere to escape to.' In fact, he's now selling his apartment to buy a bigger one here in Grimentz, so he's increasing his investment."

This trend reflects broader global uncertainties and Switzerland's appeal as a safe haven. "There's just a lot of global uncertainty, and amid all that, Switzerland remains a stable, safe haven. The Swiss franc is strong and stable, which makes it attractive for long-term investment," explains Will.

The Economics of American Skiing

A surprising factor driving American interest is the cost comparison with US ski resorts. "Skiing in the U.S. has become expensive - $300 for a day pass in places like Vail or Aspen. Add to that the long lift lines and the high cost of food, and it's just become overwhelming," notes Will. "Some American clients have told me it's actually cheaper to fly to Europe and ski in Switzerland than it is to ski in their own country."

This economic reality, combined with corporate expansion into Switzerland, is reshaping the market. "Vail Resorts recently purchased the Andermatt ski area and, more recently, the Crans-Montana ski area. They're looking to expand further in Switzerland."

Beyond economics, US buyers are drawn to Grimentz's authentic character. “Americans are drawn to the same things that appeal to other buyers. They particularly appreciate the old-world charm," explains Will. "For example, I always like pointing out the bourgeoisie, the old village hall, which has been there since at least 1492 - the same year Columbus arrived in America."

This deep historical connection resonates strongly with American buyers seeking authentic experiences. "I have American clients who own a 50-acre ranch in Steamboat, Colorado - yet they still come to Grimentz to ski. They love the food, the wine, the atmosphere, and the sense of freedom. Skiing in the U.S. can be quite regulated, with ski patrollers telling you to slow down, restrictions on drinking on the mountain, and so on. Here, there's more of a free spirit."

New Developments Transforming the Landscape

The luxury property landscape in Grimentz has been fundamentally transformed by the Adelaide development, which has established an entirely new class of property in Grimentz.

Grimentz-Zinal's winter credentials are impressive by any measure. The 2024-2025 ski season runs from December 7, 2024, to April 21, 2025, with 40 slopes and 21 lifts providing access to varied terrain that caters to all skill levels.

The resort's snow reliability is particularly noteworthy. Grimentz-Zinal ski area is known for its freeride terrain and quality of snow, with the village's elevation of 1,570 meters providing excellent natural snow conditions throughout the winter season.

"The Magic Pass has been transformative for Grimentz," notes Will. "It introduced the resort to a whole new demographic of skiers who might never have visited otherwise. Many of these visitors are now seriously considering property purchases after experiencing what Grimentz has to offer."

Summer Season Opportunities

Grimentz's appeal extends far beyond winter sports, with a growing number of property owners discovering that summer may actually be the resort's best-kept secret. "While most buyers still purchase with winter in mind, many are now discovering the charm of Grimentz in the summer," explains Will. "Initially, around 80% of buyers come for the ski season. Then we mention the summer, and they say, 'Oh yeah, we should try that.' So they come for a week one summer, then the next year for two weeks, and eventually for a whole month."

This seasonal discovery pattern has become so common that there's a local saying that perfectly captures the experience: "You come for the winter, but you stay for the summer." Will's own story illustrates this: "I used to work in ski tour operations, and when we'd go to contract hotels in winter, owners would always ask, 'Can't you bring clients in the summer? It's amazing here.' At the time, I'd think, 'Sure, but people just want two weeks in Greece.' Now, having experienced it myself, I totally get it. I'm a complete convert."

One of the most surprising advantages of Grimentz as a summer destination is its exceptional climate. "One of my concerns used to be the weather, especially coming from the UK, where people want guaranteed sunshine. But fun fact, Grimentz actually gets more sunshine hours annually than Nice, statistically speaking. So it's a great option for a summer holiday," reveals Will.

This climatic advantage is becoming increasingly relevant as global temperatures rise. With temperatures rising in the Mediterranean, more and more people are looking to escape the heat and spend their summer holidays in the Alps. The COVID-19 pandemic further accelerated this trend: During COVID, many Swiss rediscovered their mountain resorts, and that reignited their love for summer in the Alps - something that has definitely helped boost summer tourism here in Grimentz.

The Anniviers Liberté Pass

Beyond the Magic Pass, which provides free access to all Val d'Anniviers lifts during the summer season, Grimentz offers exceptional value through the Anniviers Liberty Pass. "It was introduced about ten years ago and offers free access to a lot of local infrastructure," explains Will. "It's a bit like similar passes in Austrian resorts."

The comprehensive pass includes:

  • Free use of the ski lifts
  • Access to tennis courts, swimming pools, mini golf, and more

"Before this, people might pay 19 CHF for an hour of tennis or 15 CHF for mini golf—so they'd only do it once. Now that it's all included, people use these facilities a lot more. They end up having a more active and enjoyable holiday - and they're more likely to return."

The E-Bike Tourism Boom

One of the most significant developments in Grimentz's summer appeal is the explosive growth of e-bike tourism. "Biking around Grimentz is seriously hard work unless you're already fit and acclimatised. But with an e-bike, anyone can explore the area with ease. It opens up so many possibilities for both seasoned cyclists and casual visitors," explains Will.

"It just makes it easy to reach places with steep gradients like the dam, where you'd normally face 12% inclines. It also enables longer, more scenic tours and gives non-cyclists a chance to access incredible alpine areas they wouldn't otherwise see."

To support this boom, substantial infrastructure investment is underway. Out of around 640 km of trails, about 200 km will be dedicated to biking and the rest to hiking. "This is important because hikers and bikers don't always mix well, especially when bikes are flying down narrow mountain paths. So they're widening some routes and designating specific trails for each, making the experience better for everyone," notes Will.

New Panoramic Restaurant at Zinal Cable Car

The crown jewel of Grimentz's culinary scene is the stunning new Espace Weisshorn restaurant, perched at the top of the cable car to Zinal. This architectural marvel opened in 2023 and has already become a must-visit destination for both winter and summer visitors.
The panoramic views are breathtaking, and the fact that you don't need to ski to get there makes it accessible to everyone. It's open for lunches and Saturday evening dining throughout the summer season until October 26th, and operates for five full months during winter.

"This is the panoramic restaurant at the top of the Zinal cable car, and it's absolutely spectacular. It was completed about three years ago, and it really is something special. The quality of the food is very high. While it's not Michelin-starred, it's fine dining, haute cuisine, and the setting is extraordinary."


The location offers arguably the best views in the Alps. "The view from the top of the cable car is arguably the best in the Alps—you're looking out over five 4,000-meter peaks in a sweeping panorama. Then, inside the restaurant, you're surrounded by enormous glass windows that perfectly frame the view, making it even more breathtaking," explains Will.

The Glass Cable Car Experience

Adding to the appeal is the spectacular journey to reach the restaurant. "Last year, they introduced a new fully glass cable car, including a glass floor. When you set off, the floor is opaque, but about 200 meters into the journey, it becomes transparent, giving you a full view in every direction," notes Will. "You can even step out onto a balcony during the ride. It's a bit like a 'Great Glass Elevator' experience."

Inaugural Epicurial'Alpes Gastronomic Festival

A groundbreaking new addition to Grimentz's cultural calendar is the inaugural Epicurial'Alpes gastronomic festival. This ambitious culinary event has already generated extraordinary interest, with the fine dining evenings completely sold out in just 15 minutes.

The Epicurial'Alpes festival runs from Friday to Sunday, October 24th-26th, featuring:

  • Three exclusive dining events at the panoramic restaurant (Friday, Saturday, and Sunday)
  • Seating for 80 guests per evening
  • Each evening features a different Michelin-starred chef, including one with three Michelin stars

"We tried to book but didn't stand a chance - it was gone instantly!" reveals Will.

This festival represents a transformative moment for the region's positioning in the luxury tourism market. "They're expecting 15,000 visitors over the weekend, which is remarkable, especially since this is normally a quiet, off-season time between summer and the start of winter," explains Will.

Market Analysis and Investment Outlook

Current Market Condition

The Grimentz property market is experiencing supply constraints that are fundamentally reshaping investment opportunities, particularly for apartments and chalets with second home status. 

"Right now, there are very few second homes on the market in Grimentz. We've got one chalet and a couple of apartments that are currently going under contract. Since we’ve been here almost 20 years, if something is coming to the market, we tend to hear about it!”, says Will.

The new developments in the pipeline will bring a fresh supply over the next few years, but owners will be subject to a rental obligation to comply with the Swiss second home laws.

With very little resale inventory, nine Adelaide apartments remaining without rental obligations, and Hameau des Bains 50% sold, the fundamentals for property price appreciation look solid. 

The 20-year infrastructure master plan combined with the Magic Pass revolution has driven enquiries up by 65% since Covid and has now positioned Grimentz at the beginning of its transformation into one of Switzerland's premier alpine destinations.

The evidence is overwhelming: “Adelaide has set new quality benchmarks, Epicurial'Alpes sold out in 15 minutes, American buyers are discovering what Europeans have known for years, and the Vercorin connection will fundamentally expand the resort's appeal within the next decade,” explains Will. “The one thing that's still cheap in Switzerland is money to borrow, but the properties themselves are disappearing rapidly.”
