Nendaz Resort Guide

Nendaz is a lively resort throughout the year. It's bustling centre is busy thoughout the year with families enjoying the endless alpine activities on offer. Nendaz has a welcoming atmosphere that is particularly appealing to families. Property in Nendaz has become highly sought after as a cheaper alternative to Verbier - while still providing access to the Four Valleys ski region with over 400 kilometers of ski pistes. It is a lively resort in an excellent, central location at the very heart of the Four Valleys. Both Verbier and Veysonnaz can easily be reached via the high-speed lift system and make for a pleasant day trips without the need for a long journey home. Nendaz is just 15 kilometers from Sion with direct train links to Geneva and beyond. It sits on a high plateau and, at 1,350 meters, is relatively snow-sure. The resort is particularly second home destination and benefits from all the amenities you would expect from a bustling Swiss ski resort. Any chalet or apartment within walking distance of the main 'Tracouet' Ski lift is likely to be in particular high demand.

Property in Nendaz

Situated in the 4 Valleys ski region overlooking Rhone Valley, Nendaz is renowned for being one of the most family-friendly ski resorts in Switzerland. 

Property buyers will find a good variety of luxury traditional chalets and apartments for sale to suit a range of budgets. Nendaz is a good place to look for a genuine ski-in ski-out property since many apartments and chalets offer direct access from the long red piste that runs down into the centre of Nendaz. 

Those who enjoy traditional Swiss architecture won’t be disappointed as the market is dominated by chalets that feature typical sloped roofs and extensive use of wood and stone from the Rhone Valley. 

Due its location high up on a sunny plateau, many properties in Nendaz feature incredible far-reaching views across the valley. As a result, developers and architects have put an emphasis on large outdoor living spaces from which you can enjoy the sunshine and spectacular alpine views. 

Unlike nearby Verbier there is usually a good choice of property for sale in Nendaz. There were many apartments and chalets built here before the Les Webber laws put an end to the construction of new second homes. As a result there is usually a steady supply and chalets and apartments for sale. 

Property prices in Nendaz can vary dramatically. The most desirable locations are the roads just above the village that have direct ski-in ski-out access under the Tracouet gondola. 

After that, anything in the centre within a 5-10 minute walk of the ski lifts will also be in high demand - both to buy and to rent. 

Cheaper locations can be found as you head down the valley into small hamlets such as Sornard and Basse-Nendaz. From here you’ll need to drive to the ski lifts or use the local ski bus. 

Most foreign investors and second home owners tend to focus their property search in central Nendaz and the roads above the village with direct ski access. Expect to pay between CHF 2-3m here for a high quality chalet in a good location and views. 

Apartment prices vary considerably depending on the age of the building. You can find cheaper 2 or 3 bedroom apartments under CHF 1m in the older 1980s buildings in the centre of Nendaz. A similar apartment in a high quality new build residence such as Mer de Glace would be CHF 1-2m. If you are planning to rent out your new ski property it is often worth focusing on the new buildings as these often have additional amenities such as hot tubs and swimming pools that will increase the occupancy of your property. 

Winter in Nendaz

Nendaz is known for its peaceful atmosphere set against the breathtaking Alpine backdrop of the Valais region. It offers a quieter, family-friendly setting compared to more bustling resorts, while still providing access to extensive skiing opportunities in the Four Valleys.

As part of the expansive Four Valleys ski area, Nendaz offers access to over 400 kms of interconnected slopes, catering to all levels of skiers and snowboarders with beginner slopes, challenging runs, and off-piste terrain. Modern cable cars and lifts such as the Tracouet and Plan du Fou ensure efficient transportation within the ski area.

Nendaz features a diverse range of slopes suitable for all abilities, including gentle beginner slopes near the village, challenging black runs, and off-piste areas for advanced skiers seeking adventure.

Serious skiers head straight up the glacier to the Mont Fort which rises to 3,300 meters and has some of the most challenging terrain and varied off-piste skiing to be found anywhere in the Alps. Back in Nendaz beginners will find plenty of gentle terrain, and a designated kid’s area, while intermediate skiers will find a decent variety of reds and blues that wind their way back to the village.

After a day on the slopes, visitors can relax in Nendaz's laid-back apres-ski scene, enjoying cosy bars and restaurants such as the Tracouet Mountain Lounge or local pubs offering Swiss beers and wines.

While Nendaz itself offers a quieter nightlife, occasional winter events like torchlit descents, night skiing, and cultural festivals add to the seasonal charm.

Summer in Nendaz

In summer, Nendaz has an enormous choice of walking, biking and hiking trails. There are over 300 kilometres of hiking trails with views over the Rhone Valley and surrounding Alps – much of it bathed in sunshine during the long summer months. The local ‘Bisses’ are popular routes that follow glacial meltwater channels that meander through the local villages. 

Mountain bikers will find over 70 kilometres of trails including the popular Tour du Mont-Fort which takes in the Four Valleys resorts of Nendaz, Verbier and La Tzoumaz with two different routes on offer depending on your level of experience. 

Further activities on offer include rock climbing, paragliding, tennis, indoor and outdoor swimming and much more.  Just 20 minutes down the valley in nearby Sion, you will also find the challenging 18-hole Sion Golf Club.

Families will find Nendaz to be family-friendly, with children's activities such as themed hiking trails, playgrounds, and educational nature walks. The summer months also bring family-oriented events and workshops to the resort.

Nendaz's summer calendar is filled with cultural events, including music festivals, Swiss traditions, and outdoor concerts. Notable events include the Alphorn Festival and the Cries of the Past festival, offering insights into local culture and heritage.

Located centrally in the Valais region, Nendaz provides easy access to nearby attractions such as the panoramic Pierre Avoi Peak, the historic city of Sion with its castles and museums, and the relaxing thermal baths of Saillon, perfect for unwinding after a day of exploration.
