Welcome to Obergurgl

Obergurgl sits at the very end of the Ötztal Valley in the province of Tyrol at one of the highest altitudes in the Austrian Alps. At 1,930 metres, it is the highest parish in Austria, and that altitude defines everything about it. Snow-sure conditions and an upmarket, pedestrianised village atmosphere drive strong demand for premium ski property. The resort draws a very specific kind of buyer and visitor - affluent, often multi-generational families, returning year after year, from the UK, Germany and the Netherlands in particular.

Property For Sale In Obergurgl

If you’re looking for a family-friendly high altitude village then Obergurgl is worth a look. At 1,930m it is also one of the few Austrian villages that can boast genuine Ski-in ski-out property.

Obergurgl Property Guide

The property market in Obergurgl has a key characteristic: there is limited land available for new development. The village is located in a narrow high-alpine basin surrounded on all sides by steep valley walls, and protected national park areas. As a result, most development consists of careful redevelopment of older hotel properties rather than the construction of new buildings.

For international buyers, the available properties are primarily luxury apartments within managed aparthotel complexes or boutique chalet buildings. Standalone chalets are extremely rare and are heavily regulated by Austrian second home laws.

Location within the village is crucial. The most sought-after properties are those with genuine ski-in, ski-out access although the vast majority of property in Obergurgl is within easy walking distance of the slopes.

Properties close to the Hohe Mut or Rosskar gondola stations in the village centre, or within the slightly elevated area of Hochgurgl, command the highest prices and offer the best rental potential.

Winter in Obergurgl

The combined ski area of Obergurgl and Hochgurgl is about 112 kilometres of pistes, ranging from the 1,930m village base to a summit of 3,080m at the Wurmkogl peak.

The link between Obergurgl and Hochgurgl is worth understanding. The Top Express gondola, an eight-seater system covering 3.6 kilometres, connects the two distinct ski areas in nine minutes, creating a genuinely unified ski domain. Hochgurgl sits higher and slightly more exposed, with an atmosphere that feels even more removed and exclusive than the main village. Property buyers considering Hochgurgl are buying into what is effectively the quieter, more elevated tier of an already quiet resort.

Snow reliability is the resort's single strongest selling point. Obergurgl delivers a full, diverse ski experience with that same snow guarantee throughout a six-month season.

A three-day or longer lift pass automatically includes access to Sölden, adding 145km of terrain, including two glaciers. This is a strong marketing point for rental properties - guests get the tranquillity of Obergurgl as a base with the option of a day on Sölden's glaciers when they want a change of scenery.

The après-ski is firmly in the sophisticated camp: the Top Mountain Star bar in Hochgurgl, a glass-enclosed structure on a ridge at 3,030 metres and the Hohe Mut Alm, known for its Tyrolean regional cooking, are the standout venues.

Night skiing runs weekly at the Festkogl area, which adds a genuine bonus for families with teenagers.

Summer in Obergurgl

The most significant change in Obergurgl during the summer is the opening of the Timmelsjoch High Alpine Road. This pass, which makes Obergurgl a secluded spot in winter, transforms into one of Europe’s premier alpine drives in summer. It features 60 hairpin bends that ascend to 2,509 meters, with the Italian town of Merano just two hours away. This attracts sports car enthusiasts, motorcyclists, and cyclists from all over Europe.

The road itself has been thoughtfully developed, including six architectural experience stations and a motorcycle museum at the toll station. It offers more than just a route; it's a genuine summer attraction. The unique experience of skiing on a glacier in the morning and enjoying lunch in an Italian vineyard town the same afternoon resonates with the lifestyle that appeals to Obergurgl's visitors.

The Hohe Mut Bahn operates from mid-July to mid-September, providing access to high-alpine terrain for hiking and mountaineering without the need to hike up on foot. The Ötztal Summer Card is also available, covering 12 mountain lifts across the valley, as well as access to swimming pools, museums, and regional public transport.

In addition to outdoor activities, the village's cultural offerings surprise many first-time visitors. The Gurgl Carat Congress Centre, an impressive geometric building in the village centre, hosts art exhibitions, scientific symposiums, and classical concerts throughout the off-season.
