Property For Sale In Kaprun

Kaprun has completely transformed in the last five years. It used to be a resort where you had to take a bus to access the highest pistes but the K-onnection transformed this in 2019. For investors, looking for a snow-sure apartment or chalet, the 3,300m Kitzsteinhorn Glacier makes Kaprun look like a solid investment.

Kaprun Property Guide

Property in Kaprun is among some of the most sought after in the Austrian Alps. The village sits in a narrow valley floor flanked on all sides by protected Hohe Tauern National Park land, making meaningful land for new development virtually impossible. Since the recent law changes in Salzburgerland there is effectively no new construction of second homes (Zweitwohnsitz) or touristic properties. Anyone looking for a holiday home in the region will therefore have to find an existing apartment or chalet which has previously been used as a holiday home.

Kaprun sits at the bottom of the 3,300m Kitzsteinhorn Glacier - one of the highest and most snow sure ski regions in Austria. It is partnered with nearby Zell am See which is just ten minutes drive away. Kaprun property is marginally cheaper than Zell am See on a m2 basis. Apartments in Kaprun start from around EUR 300,000 while chalets can be found from EUR 1m+.

Within Kaprun itself, location follows a clear hierarchy. The village centre commands the highest prices with all the restaurants bars and the new Maiskogelbahn gondola all within a short walk.

Properties along and just off Nikolaus-Gassner-Straße represent a particularly practical sweet spot. Sitting directly on the Line 660 bus route to the glacier and within a few minutes' walk of the commercial centre, they combine convenience with a slightly more residential feel.

Further out towards the Tauern SPA, buyers can find more space, privacy, and direct access to the popular cross-country trails and Zell am See-Kaprun Golf Club.

Winter in Kaprun

Skiing in the winter centres around the two mountains - the Schmittenhohe and the mighty Kitzsteinhorn glacier - giving a total of 138 km of pistes. For the more adventurous, the huge Kitzsteinhorn glacier towers above the town of Kaprun and provides skiing year-round to over 3,000m. This is where the Austrian ski team come to train, and you will find challenging descents, excellent off-piste trails and stunning vistas.

A key development for the area was the 3K K-onnection, an €80 million tri-cable gondola with 32-person cabins that allows quick access from the village to the glacier. This convenience has positively affected property values in central Kaprun meaning that the resort centre is now directly connected to the Glacier without the need for a ski bus.

Additionally, the new ALPIN CARD pass opens up 408 kilometres of interconnected pistes across Kaprun, Zell am See, and the nearby Skicircus Saalbach Hinterglemm Leogang Fieberbrunn.

For après-ski, Kaprun has a sophisticated atmosphere. The Eisbär Bar on piste 33 is a great spot in the late-afternoon sun, while Kitsch & Bitter in the village is a popular late night bar. Up on the glacier, make sure you visit the Ice Camp, an igloo bar, for a unique mountain experience.

Summer in Kaprun

Kaprun is a true year-round resort with a summer season now rivalling the winter for visitor numbers. All this is good news for property investors who can enjoy rental income throughout the year. The resort attracts a wide array of visitors - hikers, cyclists, golfers, spa-goers, and families, many of whom have never skied.

Zell am See and beautiful Lake Zell are just 10 minutes away and easily reached by car, bus or bike! Its clean, warm waters are perfect for swimming and features sailing clubs, windsurfing schools, boat rentals and more.

The three lakeside lidos offer a Mediterranean vibe with heated pools and waterfront dining, all set against stunning mountain scenery. Guests in Kaprun can easily reach the lake via the local bus network, and the Guest Mobility Ticket allows free public transport across Salzburg province.

On the Kitzsteinhorn, summer cable cars cater to hikers and mountain bikers, while the Ice Arena provides summer snow activities like tobogganing. The Hohe Tauern National Park has over 400 kilometres of hiking trails, including the scenic Alexander-Enzinger-Weg, while mountain bikers descend on the technical Wüstlau Trail.

Two key amenities support Kaprun’s summer economy.

The Tauern SPA is a vast year-round luxury destination with 12 pools, 10 saunas, and a children's water park.

The Zell am See-Kaprun Golf Club has 36 holes across two Championship-standard courses, recognised as the only "Leading Golf Course" in the Austrian Alps. With attractions like the glacier, lake, spa, and golf, Kaprun presents a unique summer rental yield opportunity unmatched by many Alpine resorts.
