Is Praz-sur-Arly a good place for property investment?

Praz-sur-Arly is the gateway to the Espace Diamant (192km of pistes), a vast ski area that links resorts like Les Saisies and Notre-Dame-de-Bellecombe. This offers a huge ski domain that rivals the big Tarentaise resorts but remains relatively unknown to international tourists, keeping entry prices low. Located just 5 minutes from Megève, owners here can enjoy Megève’s Michelin-starred restaurants, luxury shopping, and après-ski scene for dinner, but sleep in a quiet, authentic village for half the real estate cost. Unlike many purpose-built ski stations, Praz is a living village with a permanent population. This ensures that shops, bakeries, and services remain open in the inter-season (May/November), making it a viable location for year-round living or long-term rentals.

What makes Praz-sur-Arly unique?

Due to unique air currents in the valley, it is one of the only places in the Alps where hot air balloons can fly year-round. This drives a specific tourism market even outside of ski season. It holds a record for cheese production, it is the only village in France that produces seven AOP/IGP cheeses (including Beaufort, Reblochon, and Abondance). The ski area features themed "Smugglers' Runs" for children, celebrating the village's history of trade between Savoie and Italy, adding a unique family-friendly layer to the skiing experience.
