Saalbach-Hinterglemm is the ski resort that never stops growing. Since the completion of links to Leogang, Fieberbrunn and most recently Zell am See, Saalbach-Hinterglemm has really entered the ‘premier league’ of Austrian ski resorts.
There is a good cross section of property styles in Saalbach, which centres itself around a beautiful domed church at its centre. Traditional buildings give the resort real character while modernised architecture helps to keep a contemporary feel to the region. New or rustic chalets are the most common type of residence available for buyers and holidaymakers, although there are opportunities to invest in luxury apartments, mountain lodges and exclusive penthouses when they are presented to the market.
Many of the properties come fully furnished and offer unbelievable views of the natural wonders in Saalbach, with gardens and terraces available to take advantage of the superb evening atmospheres. A number of national skiing championship events are held throughout the year which mean the demand for rentals remain high. The exclusivity of owning a property in Saalbach is reflected in the price but for use as either a holiday home or a buy-to-let property there are few better choices available.
Saalbach itself is a bustling resort with an extensive array of shops, bars, restaurants and cafes. During the winter you will find a buzzing après-ski scene, plenty of live music and a wide variety of traditional mountain restaurants. Salzburg airport is just under an hour’s drive away, Innsbruck 2 hours, and Munich 2.5 hours. The nearest train station is just 15 minutes away with regular direct trains from Salzburg and Innsbruck.
The Saalbach Ski Circus is one of the largest ski areas in Austria. This vast area covers some 220 kilometers of linked pistes and includes the villages of Leogang, Saalbach and Hinterglemm. Most of the beginner’s slopes are on the sunny, south-facing side of the valley where you will also find the designated kids clubs and the highly regarded ski school. Meanwhile, more advanced skiers will find some terrific off-piste terrain through the numerous woods and forests that line both sides of the valley. Saalbach Après ski is extremely lively. From anytime in the late afternoon till the early hours most bars will be full of people enjoying live music and entertainment. Most of the mountain restaurants are very traditional and atmospheric and many also have live bands.
Saalbach attracts a more genteel crowd in the summer that appreciate the spectacular scenery and warm alpine sunshine. Most of the main gondolas running during the peak summer months from where you can enjoy clearly marked hiking trails, over 180 kilometers of mountain bike tracks and much much more. Breathe in the clean mountain air as you enjoy the panoramic views of the mountains and the valley or stop for a drink or meal at one of the top mountain restaurants along some of the 400 kilometers of marked hiking trails. In the village itself, you will find an outdoor swimming pool, a go-kart track, tennis, mini-golf as well as further designated walking and cycle tracks. The nearest 18-hole golf course is in Zell am See just 20 minutes away by car.
Properties in Saalbach-Hinterglemm will mostly come with a rental obligation. Prices here typically range from €7,500 to €11,500 per m². High-end chalets and luxury properties, including ski-in/ski-out properties, can exceed €3 million.
There are occasionally second home / zweitwohnsitz chalets for sale, although these tend to be further down the valley in the Lengau region.
Saalbach-Hinterglemm is currently one of the "hottest" investment locations in the Austrian Alps. The resort has seen massive infrastructure investment since hosting the 2025 World Ski Championships, including new lifts (like the Limberg 8-seater) and upgraded snow-making facilities.
Massive investment into mountain biking is also helping boast rental returns for investors with the summer tourism market now getting busier each year.
The Saalbach ‘Ski Circus’ as it was known is a true gem of a ski region. A complete circular loop is possible of this beautiful valley meaning that there is never any worry about being too far from home.
Saalbach-Hinterglemm is unique in offering two villages with two distinct vibes. Head to Hinterglemm for a refined crowd and some up-market bars and restaurants centred around the new Der Schwarzacher.
For a younger, livelier crowd, head to Saalbach where you will find plenty of people dancing in ski boots in bars such as Off Piste and the famous Bauer’s schi-Alm.
