Close to the Italian border, Saas Fee in Switzerland has been attracting mountain lovers for years. The charming farming village has a pedestrianized centre and maintains a strong sense of Swiss tradition as well as world-class skiing. In Saas Fee, you are encouraged to leave your car behind, walk the picturesque streets and enjoy a horse-drawn sled or jump on an electric bus when you want to get around. Situated at 1,800m it is also one of the highest and most snow-sure resorts in Switzerland. Those eager skiers and hikers are well catered for with plenty of bars, restaurants and a vibrant social scene.

Property in Saas Fee

Saas Fee is a standout location in the Swiss property market due to its car-free policy, stunning scenery, and consistent year-round tourism. Property in Saas-Fee offers relatively good value for Switzerland. Prices of chalets and apartments for sale in Saas Fee can be up to 50% cheaper than the likes of Verbier or nearby Zermatt. 

Indeed, since it is nearly impossible for foreign buyers to buy property in Zermatt, many end up in Saas Fee which is very similar with its charming centre and high altitude, glacier skiing.

The consistent demand for properties in Saas-Fee from foreign and second-home buyers ensures a robust property market. Property prices vary based on size, location, and amenities, with standard chalets ranging from CHF 1.5 million to CHF 3 million, and luxury chalets starting from CHF 3 million.

One-bedroom apartments are priced between CHF 500,000 and CHF 800,000, two-bedroom apartments between CHF 800,000 and CHF 1.5 million, and three-bedroom apartments between CHF 1.5 million and CHF 3 million.

The Lex Weber laws have ensured that there is little new construction now in Saas Fee although it is possible to find some apartments for sale on the piste in older buildings. Chalet buyers will have some choice of older properties or, indeed, buying a more recently renovated one.

Rental yields in Saas Fee can be attractive due to the village’s consistent year-round appeal. Average rental yields for properties in Saas Fee range from 4% to 5%, with luxury properties commanding higher rental rates, particularly during peak seasons.

Winter in Saas Fee

There is plenty of skiing in Saas-Fee, with most slopes north-facing and therefore hold the snow well. There is over 100 kilometres of marked pistes, with the highest elevation at 3,600 meters at the Allalin Glacier, and a vertical drop of approximately 1,800 meters. 

The Felskinnbahn is a key cable car providing access to the glacier area and high-altitude slopes. The Metro Alpin, the world’s highest underground funicular, transports skiers to the Mittelallalin station at 3,500 meters, and the Plattjen cable car, offers access to challenging red and black runs.

Saas Fee also has excellent off-piste opportunities for advanced skiers and snowboarders, including glacier skiing on the Allalin Glacier.

Kinderland, a dedicated children's area with magic carpets, gentle slopes, and fun activities, and nursery slopes are conveniently located near the village, allowing beginners to practice without venturing too far.

There are numerous apres ski bars and lounges, such as Popcorn Bar and Black Bull Snowbar, offering lively après-ski atmospheres, and several venues featuring live music and DJ sets, adding to the festive vibe. 

Saas Fee hosts various events and has a lively nightlife, including the Ice Climbing World Cup, an annual event attracting top ice climbers from around the world, the Glacier Bike Downhill, a thrilling race down the glacier.

Restaurants like Essstube and Walliserkanne serve classic Swiss dishes, including fondue and raclette, a range of international restaurants catering to various tastes, from Italian to Asian cuisine, and scenic mountain restaurants like Drehrestaurant Allalin offering stunning views alongside delicious meals. 

Saas Fee offers a range of amenities, including several hotels featuring spa facilities with saunas, hot tubs, massage services, and a swimming pool and fitness centre.
 

Summer in Saas Fee

Saas Fee is surrounded by thirteen peaks over 4,000 meters, providing beautiful scenery and a wide range of mountain activities. Mountains include Dom, the highest peak entirely in Switzerland, standing at 4,545 meters, and Allalinhorn, accessible via the Metro Alpin funicular, offering stunning views and summer skiing opportunities.

Saas Fee is a fabulous spot for hikers, with over 350 kilometres of trails. Popular routes include the Panorama Trail, offering spectacular sights of the Saas Valley and surrounding peaks, Almagellerhorn, a challenging hike with rewarding vistas of the Mischabel massif, and Gorge Alpine, an adventurous climbing route suitable for experienced hikers.

The area also offers a variety of sports and outdoor activities. Mountain biking enthusiasts can explore numerous trails catering to all levels, from leisurely rides to adrenaline-pumping downhill runs. Climbing walls, bouldering areas, and guided climbs on nearby peaks are available for climbers, while paragliding allows visitors to experience the thrill of flying over the stunning alpine landscape with tandem flights.

The nearby village of Leukerbad boasts a beautiful alpine golf course. Leuk Golf Course is an 18-hole course surrounded by stunning mountain scenery, approximately an hour’s drive from Saas Fee.

Saas-Fee is ideal for family holidays with an Adventure Forest featuring a high ropes course with zip lines and obstacles, while several well-equipped playgrounds are scattered throughout the village. The Feeblitz Toboggan Run provides a thrilling summer toboggan ride that kids will love.

Saas Fee also hosts various summer events, enhancing the vibrant alpine experience. The Saas Fee Film Festival showcases a selection of international films in a unique mountain setting, while the Alpenbrevet Cycling Marathon is a challenging road cycling race through the Swiss Alps. Swiss National Day celebrations on August 1st include fireworks, traditional music, and local festivities.

The resort's location offers easy access to several nearby attractions. Saas-Grund and Saas-Almagell are neighbouring villages with additional hiking trails and scenic spots.
