Property in Sölden

Sölden is not only a world-class ski resort but also a highly sought-after property location in Tyrol. Known for its high skiing, long ski season, and year-round tourism, the demand for property in Sölden remains consistently high.

The property market in central Sölden is primarily dominated by apartments. The prices of apartments vary based on whether they are new builds or resales. New developments typically range from €8,000 to €12,000 per square meter, translating to prices from around €400,000 for a compact apartment to over €1 million for larger apartments and chalets in prime locations.

Older resale apartments are priced about 15-20% lower, ranging from €6,500 to €9,500 per square meter but buyers will need to be prepared to renovate.

However, the resale market is limited, with few properties changing hands due to high owner retention and constant demand from both local and international buyers.

High-end ski chalets command prices ranging from €2 million to €10 million. Luxury apartments in ski-in/ski-out locations can achieve prices between €10,000 and €15,000 per square meter.

Investors are drawn by the potential for professional rental management, with gross yields typically varying from 3% to 6%, depending on the property’s size, location, and occupancy levels.

Surrounding areas such as Zwieselstein and Hochsölden offer authentic alpine charm and more affordable property. Prices range here from €7,000 to €9,000 per m2.

Winter in Sölden

With approximately 144 km of ski slopes served by 31 modern lifts, Sölden is one of Austria’s best winter destinations.

A highlight of the winter season in Sölden is the Rettenbach and Tiefenbach glaciers, which ensure an exceptionally long skiing season and guaranteed snow conditions. The resort hosts the annual FIS Alpine World Cup opener each October, attracting the world’s best racers and solidifying Sölden's reputation on the global skiing map.

Sölden also features the famous “BIG3 Rally,” which includes the twin glaciers (Rettenbach and Tiefenbach), Giggijoch, and Gaislachkogl. Summer in Sölden

Sölden has established itself as a premier mountain biking destination, earning the title "Bike Republic Sölden." The resort has over 850 kilometres of signposted mountain bike and cycling trails. Among these, the famous 52-kilometre Ötztal Cycle Path runs from Haiming through all the villages of the Ötztal valley to Sölden.

Just minutes from Sölden is Area 47, Austria's largest outdoor adventure park, offering activities such as canyoning, rafting, blobbing, flying fox, giant swings, and climbing towers all set against the stunning backdrop of the Ötztal Alps.
