Ski Welt is a popular all-year-round destination that has something for everyone. It's made up of seven of Austria’s most charming villages, including Elmau, Going, Brixen im Thale, Scheffau, Westendorf, Söll, Hopfgarten, and Itter. The easy access and close proximity to Bavaria (Munich is only a 1.5-hour drive away) and the German motorway network make it a popular destination for German investors looking to buy an Austrian apartment or chalet. Property prices are much more affordable than in nearby Kitzbühel and the Ski Welt’s region is a popular choice for families with young children. A strong summer season will ensure that you achieve good rental income for your new Austrian ski property. The most sought-after properties are existing leisure residences or ‘Freizeitwohnsitz’ as they are called locally. These Freizeitwohnsitz are similar to Zweitwohnsitz properties and can be used for touristic purposes and do not need to be registered as a main residence.

Property in Ski Welt

It's challenging to summarise the Ski Welt property market since each town has its unique characteristics. The main areas of interest within Ski Welt include Going, Ellmau, Westendorf and Söll.

Going is renowned for its traditional charm and offers direct access to the Ski Welt circuit. It is a preferred choice for those seeking a quieter and more authentic Austrian Alpine experience. The properties for sale here are typically Tyrolean in style, providing a perfect blend of rustic charm and modern amenities. Going's location at the foot of the Wilder Kaiser mountains offers breathtaking scenery and a peaceful retreat from the more bustling ski resorts.

Ellmau is situated in the heart of the Ski Welt area and is highly sought after by property investors. Its vibrant community, extensive amenities, and direct access to the slopes make the village in high demand. The village is ideal for families and those seeking a blend of skiing and social life, with numerous shops, bars, and restaurants to explore. The 'Hartkaiser' gondola in Ellmau is a gateway to the vast network of slopes in the Ski Welt, making it an ideal base for enthusiastic skiers.

Söll is the go-to destination for those looking to buy an apartment or chalet in a lively resort combined with excellent skiing opportunities. Property for sale in the southeastern end of the SkiWelt area, including Elmau and Going, is comparatively more expensive due to their close proximity to Kitzbühel. A two-bedroom apartment in a prime location in these areas could cost around 750k to 1m Euros. On the other hand, similar properties in Scheffau or Söll would cost between 600k to 750k Euros. The location of the property is crucial, especially in the mountains, with ski-in and ski-out properties attracting a premium.

Despite Austria's restrictive legislation on tourist classified properties, buyers are still seeking their dream mountain retreat, and only about 10% of all properties on the market are available for use as a leisure residence or ‘freizeitwohnsitz’ as they are called locally. 

As a result, prices have remained high, and this is unlikely to change in the foreseeable future. The limited supply of second homes or freizeitwohnsitz properties ensures that your investment is likely to be a solid one. If you're still not satisfied with all the skiing and snowboarding during the day, Ski Welt offers the most floodlit slopes in the Alps, with over 10km of night-time runs.
The gentle slopes of the Practice Area in Ellmau and the family-friendly runs in Söll are ideal for beginners who are taking their first steps on snow. Ski Welt is devoted to being a family-oriented resort, which means that every member, regardless of age or ability, will find the slopes welcoming and easy to manage.

Advanced skiers and snowboarders can enjoy their paradise in the breathtaking ski resort of Hohe Salve. With challenging runs such as the black slopes, it offers a thrilling experience for all adventure seekers. The ski area is vast enough to provide new trails to conquer every day, even for the most seasoned skiers and snowboarders. For snowboarders, the Intersport Kaiserpark is an excellent terrain park, equipped with jumps, boxes, and rails, providing an ideal playground to improve their skills.

With 80 eating huts located throughout the area, you won't have to worry about going hungry, and frequent live music events will keep you entertained while you enjoy a nice hot Glühwein and take in the breathtaking panoramic views.
 

Summer in Ski Welt

The Ski Welt area caters to everyone, whether you are looking for peaceful and romantic walks on the extensive mountain trails or you want to entertain your kids with exciting activities. There are a variety of options,, including paragliding, climbing, canyoning, mountain biking, and rafting. You can also enjoy water sports activities such as swimming, sailing, and more at the stunning lakes located in or near the Ski Welt area. 

Hintersteiner See Lake in Scheffau is considered the most beautiful and cleanest mountain lake in Tyrol. With 14 summer cable cars, you can easily access the mountains. The area has seven fantastic children's themed parks, with Elmi's Magic World at Elmau being particularly noteworthy. 

Ski Welt serves as a gateway to the wider Tyrolean region. Day trips can lead you to explore the historical and natural wonders of the area, including the Kitzbühel Alps, the medieval town of Kufstein, and the serene beauty of the Wilder Kaiser nature reserve.

Moreover, mountain nature trails, specially designed to entertain and educate children, make for a fun day out. Golf enthusiasts have plenty of options, with Wilder Kaiser Golf Club at Elmau and Westerndorf Golf Club being two of the best in Austria.
