Nauders Resort Guide

The Austrian village of Nauders is a charming and lively resort located close to the Italian and Swiss border in Austria’s Tyrol region. Indeed, it is so close to Italy that you are able to buy one of their ‘Dual Country’ ski passes and spend your days skiing in Italy’s South Tyrol region. The resort is a bit of a ‘hidden gem’ with winters that look like fairy tales, wide pistes, plenty of snow and hardly ever any lift queues. In the historical village centre you will find, small alleyways, historic buildings, traditional Austrian architecture and plenty of shops, bars and restaurants and of course après ski. Due to its high-altitude, Nauders has some of the best snow conditions in Austria and you will find skiing right up to 2,750m. Property in Nauders

Nauders is a small village and historically there has been very little property for sale.

 

If you are able to find a chalet or apartment for sale then you are likely to face strict regulations about how you can use your property.

 

Zweitwohnsitz or ‘second homes’ are notoriously hard to find in Austria’ Tyrol region. Foreign investors tend to buy apartments in managed ‘apart-hotel’ residences where you will be under an obligation to rent out your property when not using it personally.

 

These simple regulations unsure that there are no ‘cold beds’ in the villages and the properties are used and benefit the local communities and tourism generally.

 

If you do find an apartment for sale prices are likely to start from around EUR 350,000 for a small apartment and rise to EUR 1.5m+ for a chalet or penthouse apartment (2023 prices).

Winter in Nauders

Situated at 1,394m Nauders is relatively snow sure and you will find plenty of well-groomed pistes heading right up to 2,750m.

Nauders itself has around 90kms of piste and 12 modern ski lifts. However, the real excitement comes by purasing a ‘Dual Country’ ski pass which then opens up the nearby villages of Schöneben - Haideralm, Watles, Trafoi and Sulden.

This gives you a total of 211kms of piste including some great fun days skiing over the border in Italy’s South Tyrol region.

Away from the piste you will find romantic hours-drawn sleigh rides, tobogganing under flood lights, winter hiking, cross country skiing and more.

 

Summer in Nauders

Summer in Nauders is delightful and with 300kms of glorious hiking and biking trails you can easily find yourself wondering into Italy or Switzerland without even realizing!

 

Indeed the Italian border is just 5kms form Nauders.

 

As with the winter season, you are able to buy a ‘3 Country Card’ which gives you access to many of the lifts in both Italy and Switzerland.

 

Nauders offers an ideal location in which to explore Austria’s stunning Tyrolean mountains. Beginner hikes such as the easy ‘Two-lakes’ walk can be enjoyed by all the family while more challenging hikes to the top of Granderbild with literally take your breath away!

 

Many of the alpine huts remain open and whether you are on a mountain bike, e-bike or just taking the ski lift up with your family you will find a warm welcome, good food and classic Austrian hospitality.
