The enchanting town of Kirchberg is perfectly situated within the Kitzski area and is only a 10-minute drive from Kitzbühel. It's close to both Salzburg (80km), Innsbruck (90km), and Munich (160 km) airports. Kirchberg has a warm welcome for tourists and provides excellent sports opportunities in both winter and summer. Like elsewhere in Austria, apartments and chalets in Kirchberg that have permission for tourist use are in high demand. Recent law changes have now restricted the availability of apartments and chalets with designated 2nd home status (Zweitwohnsitz) or Leisure status (freizeitwohnsitz) which means these now attract a premium price. 

A chalet for sale in a prime location in Kirchberg can be a similar price to nearby Kitzbuhel. Prices in excess of 5 million euros are now common. Apartments with Leisure Residence approval will also command a high premium, and you can expect to pay in excess of 1 million euros for a 2-bedroom, 2-bathroom property with 85 to 100 square meters (2024). 

The centre of Kirchberg is full of shops, cafes, and restaurants, creating a vibrant atmosphere throughout the year. This area provides direct access to the extensive KitzSki area via the Maierlbahn and Fleckalmbahn cable cars.

Sonnberg, which is a short distance away from the centre of Kirchberg, is positioned in an elevated location that receives plenty of sunshine. This makes it an ideal location if you are looking for more peace and quiet while still being conveniently close to Kirchberg's amenities and ski lifts.

Spertendorf is another distinct area of Kirchberg that combines traditional Tyrolean charm with a good selection of apartments and chalets for sale. The neighbourhood is known for its scenic beauty, with many properties featuring south-facing aspects that overlook the Kitzbüheler Horn.

Winter in Kirchberg

Kirchberg is a fantastic location for winter sports enthusiasts as it is connected to two of the world's best ski areas. The Kitzski region, along with its seamless links to SkiWelt, offers an abundance of skiing options whatever your level. 

The region is a part of the extensive Kitzbühel/Kirchberg ski area, which offers more than 230 kilometres of meticulously groomed pistes suitable for all levels of skiing proficiency. With over 168 kilometres of blue and red runs, it is an excellent option for both novice and intermediate skiers. 

Beginners will enjoy skiing in the Maierlbahn area, which has gentle slopes that are easy to navigate. For more experienced skiers, the Kitzbüheler Horn has challenging runs that will provide an adrenaline rush. The Kirchberg area is also known for being snow-sure, with snow cannons available on 90% of the slopes. Additionally, there are Snow Fun parks available for kids to enjoy.

Kirchberg has a variety of mountain huts and restaurants that serve both traditional Tyrolean delicacies and international cuisine. Some notable spots include the Kaser which offers views alongside delicious local dishes. The Alpenhaus is the place for a more upscale dining experience.

The après-ski scene in Kirchberg and Kitzbuhel is vibrant and lively, with popular venues like the Eisbar and Londoner providing the perfect backdrop for socialising and enjoying live music.

Summer in Kirchberg

Kirchberg is a perfect destination for tourists as it offers a wide range of activities and seasonal events throughout the year. If you love hiking, you will be thrilled to know that the area of Kirchberg, Brixen im Thale, and Westerndorf offers an extensive network of 800 km of trails with well-mapped routes and stunning scenery.

The more adventurous can try out mountain biking, rafting, and paragliding, all of which are available locally. 

For days when it's raining, Arena 365 offers various indoor activities such as bowling, archery, fitness, tennis, and mini-golf. 
Golfers can also have a great time, as there are many excellent golf courses within a short drive. Indeed the popular Schwartzee Golf Course is just 5 minutes away.

During winter, you can enjoy delicious food at the various restaurants and mountain huts in the area. If you prefer upscale dining, Kirchberg has over 10 restaurants in or within a 10-minute drive.
For day trips, the Tyrol offers attractions such as Innsbruck's historic streets, the beautiful Krimml Waterfalls, and the serene Achensee Lake.
