Fieberbrunn Resort Guide

Fieberbrunn is a charming Austrian resort located just over the Salzburgerland border in Austria’s exclusive Tyrol region. Prior to 2016, Fieberbrunn was a relatively quiet, former mining village that was often overlooked by tourists and second home owners who were drawn to its larger, more famous, neighbours such as Kitzbühel and Zell am See. However, since the completion of the new gondola in 2016, Fieberbrunn is now connected into the vast Saalbach-Hinterglemm Ski Circus meaning that you now have over 270kms of piste directly accessed from this charming Austrian village. Indeed, the ski region has now been renamed - Saalbach-Hinterglemm-Fieberbrunn. This has not gone un-noticed by property investors who are starting to wake up to the potential of this charming Tyrolean village with its fast and efficient lift system, quaint pedestrian centre and plentiful bars and restaurants and great summer activities. Fieberbrunn is ideally located being just over an hour drive from Salzburg airport or around 90 minutes from Innsbruck.

Property in Fieberbrunn

Being part of the Tyrol region means that property for sale in Fieberbrunn has historically been hard to find.

‘Hauptwohnsitz’ or main residences constitute the bulk of the apartments and chalets that you are likely to see for sale in the local Immobilien office. These often come with attractive looking prices but this reflect the fact that you must use these properties as a main residence.

If you are looking for an investment property that you use for your holidays then you will need to focus of the small number of new-build tourism residences that are pre-approved by the local authorities for holiday renting.

These often come with on-site rental management and spa and wellness facilities

Prices start from around EUR 350,000 for a one bedroom apartment and up to EUR 1m for a three / four bedroom penthouse.

Zweitwohnsitz chalets or chalets with permission for touristic use are exceptionally rare. Expect to pay EUR 1.5 and upwards if you can find one for sale.

Winter in Fieberbrunn

Since the opening of the connection to Saalbach-Hinterglemm, Fieberbrunn has found itself as part of Austria’s second largest ski region.

The lift system is fast and efficient as you would expect in Austria with plenty on offer for all abilities.

Fieberbrunn itself is famed for its off-piste skiing and is part of the annual Freeride World Tour.

For the less adventurous, head over to Hinterglemm for long, wide open pistes and some terrific (and glitzy!) on-piste dining.

The scale of the ski region means that you can find pretty much all types of terrain and snow depending on the time of year and the local conditions.

The popular ‘Ski Circus’ takes you on a full loop of this vast, interconnected ski region which will have you skiing a distance of 65kms over 32 lifts and is just about manageable in a day… just don’t stop too long for lunch!

Although 90% of Fieberbrunn’s pistes are covered by snow machines, for really early or late season skiing, the nearby glacier at Kaprun has now become part of the ‘Ski Alpin’ region and covered on the same lift pass.

Summer in Fieberbrunn

Fieberbrunn is a popular summer destination with families looking for an authentic Austrian village with plenty of activities on offer.

The two main ski lifts the, Streuböden and the Lärchfilzkogel, run from May through till October and will take you straight up the mountains and into a whole network of mountain biking and hiking paths.

There are also a plenty of kids activities on offer with adventure playground, forest trails, high rope courses and zip wires to name but a few!

Back in Fieberbrunn itself you will find a large a large sports centre with climbing wall, swimming pool, waterslides, white water and more.

Or, for a more authentic ‘Alpine’ experience jump into the fresh water at the Lake Leuchsee – a great place too cool off on after a long day’s hike.

Golf fans will find no fewer than 8 courses within 25kms of the village.
