Because of Lex Weber, building new second homes is now almost impossible in many of the most popular Swiss ski resorts. Developers have turned to aparthotels instead, where owners must rent out their apartment for part of the year.

If you want an apartment to use as a second home, with no obligation to rent it out, you will need to find an older property that has already been used as a second home.

For an apartment with Swiss charm, Grimentz is a good place to look. Many of the old farm buildings in the historic village have been converted, and apartments here come up for sale regularly. For larger, lateral apartments, look at newer residences such as Les Chalets d’Adelaide and Les Rahas, which sit in prime spots near the Grimentz-Zinal cable car.

Nendaz and Veysonnaz usually have a good supply of existing apartments, although some now need renovating. They are a great choice if you want a ski-in ski-out property with access to the 4 Vallées.

If you are looking for an apartment in Verbier, be prepared to be patient. Demand far outstrips supply, and prices keep rising as a result.

For high-altitude skiing, Saas-Fee is a great option and is busy all year round. Its mix of a charming car-free village and glacier skiing has made it a favourite for second homes.

Andermatt is the exception. The new Orascom development there has been given an exemption from Lex Weber, so you can buy an apartment and use it as a second home with no obligation to rent it out. This does not apply to Andermatt as a whole, although most of the apartments for sale there are in the Orascom residences.

For keen golfers, Crans-Montana offers plenty of large, lateral apartments and penthouses, with big south-facing terraces to make the most of the sunshine and the views.
