Property For Sale In Megeve

If your alpine dream features luxury boutiques, spas, world-class restaurants and tree-lined skiing then Megève really is the place to be in the French Alps.

Megeve Property Guide

As one of Europe’s most exclusive ski resorts, property in Megeve is in high demand. Unfortunately, like in most of the French Alps, supply is short and prices can be high. However, if you can find a chalet or apartment for sale in Megeve you can be reassured that you have one of the most prized property investments in the Alps.

Catering to a diverse range of property investors, Megeve has three distinct zones for prospective buyers: Megève Centre, Mont d'Arbois, and Jaillet.

Megève Centre is the epitome of luxury and convenience in Megève. It offers an array of high-end shops, gourmet restaurants, and vibrant bars right at your doorstep. The central square, with its iconic church and horse-drawn carriages, is a picturesque setting that's hard to match. The Chamois ski lift is located within walking distance, providing direct access to the sprawling Evasion Mont-Blanc ski area.

Mont d'Arbois is revered for its exclusivity and prestige. This area is a haven for those seeking tranquillity amidst outstanding alpine beauty. This part of Megeve offers large, upscale chalets for sale with stunning views of the surrounding peaks.

With its immediate access to extensive ski slopes and the Megeve golf course, chalets and apartments in the Mont d’Arbois cater to golf and ski enthusiasts equally!

Due to its proximity to the ski lifts, shopping and restaurants, property in the centre of Megeve and the Mont d’Arbois neighbourhood commands a significant price premium and is in high demand.

Jaillet, on the western flank of Megève, is about 10 minutes from the centre.

The panoramic views of Mont Blanc from Jaillet are terrific and the area offers a quieter alternative to central Megeve. Property prices here tend to be lower than in the Megeve centre or Mont d’Arbois.

Slightly further afield, the hamlet of La Princesse sits on the western face of the Mont d'Arbois mountain and is another highly desirable area. The area attracts property buyers looking for a little more space away from the hustle and bustle of the village centre.

Many of the older chalets have now been redeveloped and you can see plenty of spectacular contemporary chalets being built all over the village.

If you do wish to rent out your new ski chalet or apartment you will find that rental potential is excellent in Megeve with plenty of summer and winter tourism as well as a strong ‘weekend’ market with such close proximity to Geneva.

Property prices in Megève reflect its status as one of the French Alps most exclusive destinations. Traditional chalets start from approximately EUR 2 million, with high-end, new-build properties and estates reaching upwards of EUR 15 million, depending on size, location, and amenities.

Winter in Megeve

The ski area is divided into three main areas - Mont D'arbois, Rochebrune and Le Jaillet – covering a total of 325 km of pistes and 88 lifts. It is also possible to buy an ‘Evasion’ ski pass which will add the nearby resort of Les Contamines and a further 120kms of piste.

Being lower-lying than some of its purpose-built neighbours, skiing in Megeve has plenty of beautiful tree-lined slopes – many with spectacular Mont Blanc views. Outside of the peak French holidays, you will also find the slopes very quiet and rarely will you be queuing for a ski lift.

Megève boasts a diverse selection of slopes, ensuring that everyone, from novices to the most seasoned skiers, finds their perfect piste. Beginners can safely enjoy the wide, gentle slopes of Mont d'Arbois, while experts can test their skills on the challenging pistes of Côte 2000.

Apart from skiing and snowboarding, Megève offers plenty of other winter activities. Embark on an adventure with ice skating, winter hiking, or a magical horse-drawn sleigh ride. The village is also home to luxurious spas and wellness centres, providing a peaceful retreat for those looking to unwind after a day in the snow.

Dining in Megève is world famous. A range of mountain restaurants serve up both traditional Savoyard dishes and international cuisine. The village comes alive at night, offering an array of bars and clubs for every taste. For a relaxed evening, try the Jazz Club du Mont d'Arbois, or for those looking to dance the night away, Les Caves de Megève is a must-visit.

Summer in Megeve

Megeve has a strong year-round appeal and never shuts down. A strong community of locals and expats ensure that you will never be short of somewhere to dine whatever the time of year.
Being lower-lying, summers in Megeve tend to be much warmer than some of the other higher altitude resorts and you will find plenty of activities on offer during the warm summer months.

Hiking in Megève offers enchanting trails suitable for all levels. The glorious Lac de Javen is an easy short hike from the centre of Megeve and a family favourite. For longer hikes, there are numerous options available, many with incredible views of Mont Blanc. You will never be too far away from a charming French mountain restaurant. If you're feeling slightly more adventurous, the popular Via Ferrata combines climbing and hiking and is ideally suited to families with slightly older children.

Golfers are in for a treat at the Megève Mont d'Arbois Golf Course, which is open from June to September. Back in Megeve, you will find plenty of other summer activities including a large sports complex, several swimming pools, tennis, and horse riding.

Beyond the thrill of outdoor sports, Megève invites visitors to explore the wider Haute-Savoie region. Day trips can lead you to the serene beauty of the Mer de Glace glacier, the historic town of Chamonix, and other picturesque alpine destinations.

Megève is not just about outdoor adventures; it's a cultural hotspot too. The village hosts various summer festivals, showcasing everything from classical music to contemporary arts. The pedestrian streets come alive with markets selling local crafts and delicacies, offering a taste of Alpine culture.

Megeve FAQs

What is the average price of ski property in Megeve?

The average property in Megeve sells for between €11,000 and €14,000 /m2. In the ultra-exclusive Mont d'Arbois sector or the historic pedestrian centre, prices for high-end chalets and new-build apartments typically range from €16,000 to €22,000 / m2.

The Jaillet sector, which sits on the opposing sunny hillside, offers excellent value with prices often between €9,000 and €12,000 / m2, despite offering the best views of the resort and Mont Blanc.

Is Megeve a good place for property investment?

Unlike high-altitude purpose-built resorts that close down in May, Megève is a functioning town year-round. With a prestigious golf course, major equestrian events, and a jazz festival, summer rental income often rivals winter, smoothing out income volatility for property owners.

Located just one hour from Geneva, it is the ultimate weekend destination for wealthy Swiss and French residents. This ensures a consistent flow of high-net-worth short-stay rentals that harder-to-reach resorts miss out on.

The valley floor is protected, and planning permission is notoriously difficult to obtain. This scarcity of new build plots ensures that existing chalets hold their value exceptionally well.

What makes Megeve unique?

Megeve is the only major French ski resort built around a genuine medieval village dating back to the 13th century. Its pedestrianised centre, famous for horse-drawn carriages (calèches) rather than cars, offers an atmosphere of "old money" charm that purpose-built resorts struggle to re-create.

It has one of the highest densities of Michelin-starred restaurants in the Alps including the legendary Flocons de Sel. For many visitors, lunch on the mountain is just as important as the skiing itself.

The skiing in Megeve is distinctively different and mostly below the tree line. This offers stunning routes through pine forests with views of Mont Blanc, providing wind protection and visibility on bad weather days when high-altitude resorts might be closed.
