Buying in Lech is arguably the hardest challenge in the Austrian property market, not because of the price, but because of the scarcity. Many prime apartments and chalets will be sold off market so do get in touch if you are looking in Lech-Zürs and be prepared to be patient!
Ski chalets and apartments for sale in Lech-Zürs have historically been exceptionally hard to secure. Seemingly infinite demand combined with strict supply constraints has supported long-term capital growth, with prime property values rising by roughly 30% over the past five years. Today, values frequently exceed €20,000 per m² and can go much higher for the very best property.
The resort is divided into four distinct micro-markets. Lech village centre is the social and cultural heart, just moments from Michelin-starred restaurants, luxury boutiques, and the main Rüfikopf and Schlegelkopf lift stations. True ski-in, ski-out property is rarer here, but the lifestyle offering and year-round vibrancy are unmatched.
Oberlech, perched at 1,750 metres on a sunny plateau directly above the village, is the natural choice for families and buyers prioritising ski convenience. Entirely car-free in winter, with all servicing handled via an underground tunnel system and access to the valley by cable car. Ski-in, ski-out is effectively guaranteed from almost every property.
Zürs, just a few kilometres south also offers ski-in, ski-out access and immediate proximity to some of the Arlberg’s finest powder terrain. Zürs is quieter than Lech and a major tunnel project is currently underway that will eventually remove through-traffic entirely.
Zug, 3km west of Lech, is the romantic outlier, a peaceful hamlet known for the summer golf course, the renowned Rote Wand restaurant, and direct lift access via the Zugerbergbahn. It appeals to buyers seeking seclusion and authenticity without sacrificing connectivity to the wider ski domain.
In recent years, a number of older hotels have been redeveloped into apartment residences. As is typical in Austria, many of these properties come with a rental obligation alongside professional management, allowing owners to offset running costs while maintaining a fully serviced alpine base. Apartments are likely to start from around €2m. If you can find a chalet for sale, then expect to pay €7-12m with the best properties selling for much more.
Lech-Zürs is the heart of the Ski Arlberg network, Austria's largest ski area and one of the five largest in the world. With 300 km of marked pistes and an additional 200 km of off-piste routes, it offers stunning terrain that ranges from 1,250 to 2,800m at the Valluga summit.
The Arlberg ski pass covers the entire area, including St. Anton, Stuben, St. Christoph, and Warth-Schröcken, which is connected by the Auenfeldjet gondola. The Flexenbahn gondola seamlessly links Zürs to Stuben, unifying the Vorarlberg and Tyrol sectors.

While net rental yields are modest (typically 2% to 3.5%) due to the high capital entry costs, the asset security is virtually unmatched.
