Property For Sale In La Rosière

Why settle for one country when you have two? La Rosière offers that unique combination of both French and Italian skiing, dining and culture. Its high altitude plateau is a good place to look for a sunny, ski-in ski-out property.

La Rosière Property Guide

The property market in La Rosière is split into two main areas: La Rosière Centre and Les Eucherts. A frequent bus service connects both areas, which are only about a mile apart.

La Rosière Centre is the epitome of convenience and desirability within the resort. It's considered the heart of La Rosière, centred around the Roches Noires ski lifts. Some of the older chalet-style buildings have been converted, and now offer investors the opportunity to purchase newly refurbished apartments and penthouses. Many of these properties have incredible south-facing views across the Tarentaise Valley.

Les Eucherts is a relatively new addition to La Rosière. If you want to purchase a chalet, you will probably find it in the newer Les Eucherts area. This region has been designed in a way that blends well with its surroundings and has a new Croisette or ski front. You'll find plenty of shops, bars, and restaurants in this area. Detached chalets within walking distance of the piste can be found for sale from about EUR 1.5m.

Apartment prices can vary a lot depending on the age of the building but smaller apartments can be found for sale from EUR 500,000 with luxury penthouses fetching EUR 1m+.

Recently, La Rosière's property has been attracting plenty of interest due to its relatively competitive prices compared to Val d'Isere and Tignes, its more famous neighbours.

Winter in La Rosière

La Rosière is a part of the Espace San Bernardo ski area. The main attraction here is the link to La Thuile which opens up the vast Espace San Bernardo ski region on the Italian side of the border.

At an altitude of 1850m, the resort of La Rosière is generally snow-sure with plenty of good skiing up to 2,800m. In 2018, two new ski lifts opened at Mont Valaisan, allowing skiing up to 2,800m with incredible views of Mont Blanc.

Skiers and snowboarders of all skill levels will find the slopes of La Rosière and La Thuile to be accommodating. The resort offers a variety of pistes ranging from easy greens to challenging reds and blacks, catering to all abilities. Both sides of the ski area have distinct feels - the French side is more family-friendly with plenty of south-facing slopes, while the Italian side offers some steeper pistes for more adventurous skiers and some excellent off-piste skiing opportunities.

La Rosière has much more to offer than just skiing. You can indulge in a range of winter activities such as dog sledding, snowkiting, and paragliding. If you prefer a more relaxed atmosphere, there are wellness centres and outdoor heated pools with scenic mountain views.

When it comes to culinary experiences, La Rosière has a great deal to offer. The fusion of French and Italian cuisines can be savoured in various restaurants. Le Genepi is famous for its traditional Savoyard dishes, while Il Caminetto offers a taste of Italy in the heart of the Alps. After a long day on the slopes, you can unwind in one of the many bars such as Le Moo and La Traversette.

Summer in La Rosière

Property in La Rosière is generally perceived as a good rental investment since the resort has a good summer season with plenty of hiking, cycling trails and a golf course.

What’s more, once the high-alpine roads are cleared of snow, you can easily pop over to Italy for the day by car or down the valley back to Chamonix and through the Mont Blanc tunnel. Day trips in the Tarentaise Valley can take you to explore various places like the charming town of Bourg Saint Maurice.

The La Rosière Activity Pass is a popular choice for those looking for unlimited summer access to the lift system on both the French and Italian side. Moreover, it provides discounted access to numerous summer activities available in the village centre. Families often visit the Lac du Repos during summer to cool off and enjoy a refreshing swim after a long day in the mountains.

La Rosière FAQs

What is the average price of ski property in La Rosière?

Property prices in La Rosière lie between €9,000 and €11,000 / m2. For high-specification new builds in the Les Eucherts sector (the resort's rapidly developing premium area), prices are higher - ranging from €11,000 to €14,000 /m2. Older resale apartments in the original village centre can be found for €6,000 to €8,000 /m2 although these are likely to require significant renovation.

Is La Rosière a good place for property investment?

The recent opening of the Mont Valaisan sector increased the ski area's top altitude to 2,800m making La Rosière a relatively snow-sure investment. This major infrastructure upgrade instantly "premiumised" the resort, attracting more advanced skiers and boosting property desirability.

Built at 1,850m (the same altitude as Val d'Isère), La Rosière offers great snow cover from December to April. This altitude security is a critical factor for investors looking 10-20 years into the future. It holds the "Famille Plus" label and is known as the sunniest resort in the valley with plenty of south facing apartments and chalets to choose from.

What makes La Rosière unique?

La Rosière is linked to La Thuile in Italy to form the Espace San Bernardo ski reigon. You can eat a croissant in France for breakfast, ski across the border for an authentic Italian pasta lunch, and be back in France for fondue by dinner.

Heliskiing is banned in France, but because La Rosière shares a border with Italy, it is one of the only French resorts where you can legally book a heliski drop (on the Italian side) and ski back into the French village.

Known as the "Balcony of the Tarentaise," it sits on a steep south-facing shelf. This unique geography means La Rosière gets plenty of late afternoon sun unlike resorts on the other side of the valley.
