Wagrain Property Guide

Property for sale in Wagrain has historically been very hard to find. Owners tend to keep their apartments and chalets and pass them from one generation to the next.

That said, there has been some recent development mainly around the Graffenberg lift.

The recently built Graffenberg Resort has the odd resale apartment for sale with prices from around EUR 250,000 for a one-bedroom apartment.

There is also a small collection of chalets situated right on the piste.

Although resales properties are rare, buyers could expect to pay between EUR 700,000 to EUR 1.5m for a detached chalet in a prime location in Wagrain.

When looking for a property for sale in Wagrain you also need to note the residential 'status' of the property since the Austrian laws are very strict.

If you wish to rent out your new holiday home then you will need to find a property that has ‘zweitwohnsitz’ or is designated for ‘touristic’ use.

Otherwise, the apartment or chalet is likely to be a ‘hauptwohnsitz’ or main residence and can only be used as such.

Winter in Wagrain

Wagrain is situated in the very heart of the Ski Amadé -  Austria's largest skiing network with 860km of piste.

The immediate ski area - the Snow Space Salzburg - includes the popular resorts of Flachau, Wagrain, St Johann and Flachauwinkl / Zauchensee. Here you have 210 kms of piste covering 12 different peaks and 5 valleys!

Previously slightly disjointed the ski region was transformed in 2014 with the opening of the spectacular G-Link cable car.

This amazing new ski lift now spans the valley high above Wagrain and connects the village directly to Flachau and Alpendorf.  Wagrain now finds itself at the centre of this exciting newly linked ski region.

Starting in Wagrain it is now possible to ski all the way over to either Alpendorf in one direction or Flachau in the other making the area great for skiers and snowboarder who enjoy exploring other villages or even just looking for a different spot for lunch!

The area is ideal for families and intermediate skiers with long, wide pistes passing through some picturesque forests.
