Saas Fee FAQs

What is the average price of ski property in Saas Fee?

Apartment prices in Saas-Fee typically range between CHF 9,500 to CHF 12,500 per m2. High-quality renovated or new-build apartments in prime positions (with unobstructed glacier views) can command between CHF 12,500 and CHF 15,000 per m².

Due to the density of Saas Fee and tight planning laws, there is not an abundance of chalets for sale. If you can find one, prices start from around CHF 2m and can go much higher.

Is Saas Fee a good place for property investment?

With an altitude of 1,800m and skiing reaching 3,600m on the glacier, Saas-Fee is one of the most snow-sure resorts in the Swiss Alps. This "guaranteed snow" status is a massive driver for long-term asset value retention.

The "Lex Weber" laws have limited the construction of new second homes meaning new supply is effectively capped. With plenty of international demand for high-altitude ski property, resale values in Saas-Fee are strong as demand outstrips supply.

What makes Saas Fee unique?

Saas Fee is surrounded by 13 peaks over 4,000 meters, creating a dramatic natural amphitheatre that feels incredibly secluded and protective. Like nearby Zermatt, Saas-Fee is entirely car-free. The silence of the village, broken only by electric taxis, creates a unique old-world charm and safety for children that is rare in most modern resorts.

It is home to the highest funicular railway in the world, which transports skiers and sightseers entirely underground to the Mittelallalin at 3,500m, where you’ll find the world’s highest revolving restaurant.
