La Plagne Property Guide

La Plagne is divided into several distinct areas, each with their own advantages:

Plagne Centre (1970m) is the heart of this resort with a buzzing nightlife. This is a prime location for convenient access to the slopes with the lifts right on your doorstep!

Aime-La Plagne (2100m) is a peaceful village and one of the highest villages offering true ski-in ski-out properties. Connected to La Plagne centre by cable car, this village is ideal for those who want to make the most out of the Paradiski ski area.

Plagne Villages and Plagne Soleil (2020m) are perfect for families seeking a quieter atmosphere. Properties in this area are modern apartments and traditional chalets.

Plagne Bellcote (1930m) rivals Plagne Centre with unbeatable piste access and a great selection of restaurants, bars and slopes.

Les Coches(1450m)/Montchavin(1250m) are situated on the edge of the La Plagne ski area. Les Coches is one of the most attractive villages along with good value properties. Montchavin is a Savoyard-style village that is family-friendly and practically car-free.

Montalbert(1350m), located on the far west and lower down the valley, is a great spot for families to buy a second home. The village boasts completely open views over the valley and is less crowded than the others. In addition, the architecture is quite nice, with only chalets and small buildings with sloped roofs.

Plagne 1800 (1800m) is a charming and relaxed village that is home to luxury properties and wooden chalets. Only 200m below La Plagne Centre, this resort has a great connection to ski schools and the Paradiski ski area.

Belle Plagne (2050m) is the best-positioned village for access to on and off-piste skiing. Most popular with families, this is a quiet spot with great facilities, alpine chalets and stylish apartments.

La Plagne went under significant changes in the 2022/23 season, including the replacement of the Bellecôte glacier gondola and plans to replace the Roche de Mio gondola. The new Bellecôte glacier gondola route will feature a new viewing platform at 3000m, and existing lifts on the Glacier de la Chiauppe will be dismantled to minimise environmental impact.

As La Plagne continues to evolve with ongoing investment in infrastructure and amenities, the resort has grown to attract visitors from all over the world. With a diverse range of properties, including apartments, chalets, and ski-in ski-out homes prices vary from each village.

New-build apartments can start from EUR 350,000 although it is possible to find cheaper ones from the 1970s that often require refurbishment.

Detached chalets for sale are in limited supply. older chalets requiring renovation might start from EUR 1m while luxury new-build chalets can now reach EUR 2m+ depending on size and specification.

Winter in La Plagne

Paired with Les Arcs, La Plagne forms the Paradiski ski area with over 400km of interconnected pistes.

Due to its high altitude, you can enjoy skiing late into the winter season. La Plagne is so popular because of its efficient ski lift system, extensive range of slopes (catering for all levels of experience) and ski schools.

La Plagne has two cable cars: the Telemetro linking Plagne Centre and Aime and the Vanoise Express connecting La Plagne to Les Arcs.

The off-piste action is all focused on the top of the Glacier. The Grand Rochette has a wide open face perfect for intermediate skiers while Montchavin/Les Coches has tree-lined piste runs.

La Plagne also offers a variety of winter activities like ice climbing, snowshoeing and husky sledging.

Although La Plagne is quieter compared to its neighbouring resorts, there is no lack of vibrant après-ski locations. In the Plagne Centre, La Bergerie and Igloo Igloo are popular while at the top, La Rhumerie is the place to be in Aime La Plagne. If you are looking for a party vibe, La Saloon in Belle Plagne is guaranteed fun!

Summer in La Plagne

La Plagne FAQs

What is the average price of ski property in La Plagne?

Property prices in La Plagne are generally more accessible than many high-altitude Alpine resorts, making it an attractive entry point for buyers.

Older resale apartments typically range between €5,000 and €8,000 / m2

High-end new-build residences in prime locations such as Plagne Centre or Belle Plagne, along with luxury chalets in satellite villages such as Les Coches or Montchavin, now sell for €9,000 to €12,000 /m2.

The cheapest apartments can be found in areas like Aime 2000 or Plagne Bellecôte available for €4,500 to €6,000 meaning prices starting from around €300,000.

Overall, La Plagne offers a broad price spectrum - from affordable starter apartments to premium ski-in, ski-out chalets from around €1.5m.

Is La Plagne a good place for property investment?

With 70% of the ski area located above 2,000m, La Plagne offers "snow-sure" skiing that guarantees a rental season from early December well into April. This reliability makes it a favourite for major tour operators, ensuring consistent rental demand.

As part of the massive Paradiski area with 425km of pistes and linked with neighbouring Les Arcs, properties in La Plagne benefit from being part of a mega-resort infrastructure without always carrying the premium price tag of Les Arcs 1950.

What makes La Plagne unique?

La Plagne is really a collection of 11 separate villages, ranging from the futuristic, ski-in/ski-out architecture of Aime 2000 to the authentic, stone-and-wood farming heritage of Montchavin-Les Coches.

It is home to France’s only Bobsleigh track, built for the 1992 Albertville Olympics. It remains open to the public, allowing daredevils to experience 19 turns at 120km/h, a unique bucket-list attraction that draws non-skiers.

La Plange is home to the world’s largest double-decker cable car - The Vanoise Express - which links La Plagne to Les Arcs in just 4 minutes. Opened in 2003, this engineering marvel created the link and the ski region that is now Paradiski.
