Winter in St Gervais

Winter in St Gervais

St Gervais is a village located at the foot of Mont Blanc. It is a part of the Evasion Mont Blanc ski region which is spread across 450kms of piste, making it the third largest ski region in France. The gentle slopes around the village are ideal for beginners who are just starting skiing. At the same time, the connection to the larger ski area ensures that experienced skiers have plenty of terrain to explore, including the challenging runs down from the summit of Mont Joly.

If you love the feeling of travelling when you ski, this is the area for you. Charming villages such as Megeve and Combloux are all now directly linked to St Gervais and make for ideal day trips or lunch spots. Megeve, being renowned for its excellent restaurant scene, is only a 15-minute car ride away.

The resort’s cultural scene is vibrant, with regular events, markets, and exhibitions that showcase local traditions and craftsmanship. The thermal baths, fed by natural hot springs, offer a tranquil retreat for those looking to soothe sore muscles after a day on the slopes or simply to enjoy a day of pampering.

If you're searching for a high-end dining experience, you simply must try Le Serac. Similarly, if you're looking for delicious local cuisine paired with stunning views, La Ferme de Cupelin is an excellent choice. For an enjoyable after-ski experience, Tête à Thé is a popular spot thanks to its warm atmosphere and live music. On the other hand, if you're interested in a more modern twist on the traditional ski bar, Pur Bar should be on your list.

Summer in St Gervais

Summer in St Gervais

St Gervais is a popular summer destination in the French Alps, known for its upmarket clientele attracted to the world-renowned thermal spas. The therapeutic waters found here are considered some of the best in Europe. Visitors can embark on day trips to iconic locations such as Chamonix, the Aiguille du Midi, and the thermal baths of Le Fayet.

In recent times, the region has been attracting a lot of climbers and hikers. While some come to conquer the 4,810-meter ascent of Mont Blanc, others prefer to explore the extensive hiking trails that meander around the lower slopes and provide views of the French Alps.

Children will surely enjoy the newly designed 'Ninja' course, located high up at 1,800. This course features zip lines, climbing ropes, obstacle courses, and many other thrilling activities. The 'Valmontjoie' Leisure Pass is a popular choice that grants access to most of the summer activities, including the ski lifts of the Evasion Mont Blanc, a swimming pool, a swimming lake, mini-golf, archery, and many other fun activities.

St Gervais Property Guide

St Gervais occupies an enviable location in a narrow river gorge halfway between Chamonix and Megeve. Despite its famous neighbours, property prices remain relatively affordable in St Gervais and it is still possible to buy a ski property here for under EUR 500,000.

St Gervais Town Centre is the vibrant hub of the area. This area is highly sought after for its traditional Savoyard architecture, ease of access to local amenities such as restaurants, cafes, and shops, and its proximity to the St Gervais Mont-Blanc tramway, providing direct access to the ski slopes and hiking trails. Properties in the town centre range from renovated apartments in historic buildings to luxurious new developments, catering to a broad spectrum of tastes and requirements.

Le Bettex is located halfway up the mountain and is especially preferred by those who want to enjoy skiing as it offers ski-in and ski-out access. The properties in Le Bettex are designed to offer a comfortable and luxurious living experience while making the most of the breathtaking surroundings. From charming chalets to modern apartments, all the properties in this area are built to provide an upscale living experience.

Les Contamines is a charming village, part of the St Gervais ski area but has its own distinct character. It is well-known for its natural beauty and traditional alpine atmosphere, making it a popular destination for nature lovers and those who prefer an authentic mountain village experience.

There are still some older chalets available for sale under EUR 1m in St Gervais that require renovation. However, these opportunities tend to sell quickly when they become available. Whether you are looking for a traditional ski chalet, a larger farmhouse, or a historical mansion to renovate, you will find a good selection of properties for sale in the area.

With its thermal spas, year-round rental income, and spectacular scenery, St Gervais property prices have been creeping up in recent years as the full investment potential of this charming alpine resort becomes apparent.

That said, St Gervais remains relatively good value and if you are looking for a ski apartment or chalet with easy access to both Chamonix and Megeve then it is well worth a closer look.

Frequently Asked Questions About Property in St Gervais

What is the average price of ski property in St Gervais?

The market average typically sits between €6,500 and €8,500 per square metre in St Gervais. For high-end new-build apartments or renovated chalets near the Bettex lift or in the historic town centre, prices are rising and can range from €9,000 to €12,000 per square metre. Resale apartments, particularly those in the lower village or requiring refreshment, can still be found for €5,000 to €6,500 per square metre, making it one of the most accessible entry points into the Mont Blanc massif.

Is St Gervais a good place for property investment?

The recently completed "Valléen" lift connects the Le Fayet train station directly to the ski village. This is a game-changer. It means visitors can take a high-speed TGV from Paris or a train from Geneva directly to the bottom of the lift, making St Gervais the only true car-free ski destination in the region. You are buying into the third-largest ski area in France (445km of pistes). Home to the world-famous Saint-Gervais Mont Blanc Thermal Spa, the town attracts a dedicated clientele of wellness tourists year-round. This ensures rental demand isn't just dependent on snow, but also on the booming health and spa tourism sector.

What makes St Gervais unique?

It is the starting point of the highest rack railway in France. This vintage train takes skiers and hikers up to the Nid d'Aigle (2,372m), offering a unique way to access high-altitude terrain and the Bionnassay glacier that no other resort can match. Technically, Saint-Gervais is the highest commune in France because the summit of Mont Blanc lies within its municipal territory (a fact they proudly dispute with Chamonix!). The town centre is filled with 19th-century palaces and Belle Époque hotels, giving it a sense of permanent, aristocratic history that feels more like a mini-city than a ski station.
