Frequently Asked Questions About Property in Les Deux Alpes

What is the average price of ski property in Les Deux Alpes?

The market average for resale ski apartment in Les Deux Alps is between €5,000 and €7,000 / m2. For high-end new-build residences, particularly those near the snow front or the new Jandri lift, prices rise to €8,000 to €11,000 /m2. Older 1970s apartments that require renovation can still be found for €5,000 to €6,500 per square metre.

There are few chalets for sale in Les Deux Alps but, if you do find one, expect to pay from €1.5m for something in good condition. The very best chalets can now fetch €3m.

Is Les Deux Alpes a good place for property investment?

Les Deux Alps has just replaced its main arterial lift with the new Jandri 3S cable car at a cost of over €100m. This cuts the travel time to the glacier from 40 minutes to just 17 minutes, drastically improving the skier experience and instantly increasing the desirability of apartments and chalets in the resort.

Thanks to the glacier skiing, Les Duex Alps is one of the few resorts with a genuine summer ski and mountain bike season and owners can generate income for 9-10 months of the year.

The long-discussed cable car link to Alpe d'Huez remains a part of the master plan. If completed, it would create the third-largest ski area in the world and be good news for property investors.

What makes Les Deux Alpes unique?

Unlike most resorts where the easy runs are at the bottom, here the wide, gentle blue runs are on the glacier at the top at 3,600m. This means beginners get the best snow and the best views, while experts tackle the steep, technical runs back down to the village.

Les Duex Alps offers the largest skiable glacier in Europe, guaranteeing snow not just in December, but often in June and July for summer ski training camps.

It boasts one of the world’s biggest on-piste vertical drops, over 2,300m of continuous descent from the glacier peak down to the village of Mont de Lans, without needing to take a single lift.
