St Martin de Belleville Resort Guide

St Martin de Belleville is a charming Savoyard ski village dating back to the 16th century. It is an ideal base for property investors looking for an authentic French ski resort from which to explore the vast Le Trois Vallees – France’s largest ski region. St Martin de Belleville offers the ‘best of both worlds’. An authentic French village ‘and’ direct access to the likes of Meribel, Courchevel and Val Thorens. Skiing is undoubtedly the main attracting here with the resort at a relatively snow-sure 1,450m but a fast and modern ski system taking you up to pistes well over 3,000m. The resort in particular is popular with families searching for large detached chalets that are walking distance to the piste and easily accessible from Geneva airport. The village itself is very family friendly with plenty of welcoming French and international restaurants, low-key bars and plenty of activities and events on offer throughout the year. Among the narrow-cobbled streets there are even now Michelin starred restaurants to choose from. For a more ‘lively’ night out the village of Val Thorens is just 10 minutes away and home to world-famous après-ski bars, restaurants and night clubs. Property investors have been attracted to St Martin in recent years with half an eye on the resorts ambitious new infrastructure plans that include new golf courses, an aquacentre, spa and several upgrades to the ski lifts. St Martin is one of the most accessible resorts in Les Trois Vallees. Being just over two hours’ drive from Geneva or just a short taxi ride from Alberville-Moutiers train station. The resort makes for an ideal destination for ski property buyers looking for a holiday home that is accessible for long weekends.

Property in St Martin de Belleville

Although primarily driven by the alpine lifestyle on offer, chalet and apartment buyers in St Martin de Belleville can expect above-average rental returns should you wish to rent out your new ski property.

The summer season is well-established here meaning a much longer rental season then in some of the other purpose built French ski resorts.

There are also tax incentives on offer to buyers of new-build property that allows you to reclaim up to 20% of the VAT on the purchase price.

St Martin de Belleville has a wide variety of property for sale including studio apartments from little over EUR 100,000 to large, luxury detached new-build chalets that can cost EUR 2m+.

Development is however carefully controlled and any new-build property has to confirm to strict local planning rules designed to protect the historic look and charm of St Martin.  

The most coverted properties tend to be new build chalets situated beside the piste and just above the historic centre of the village. More adventurous buyers have been known to buy old barns and chalets in the centre but be warned – renovation costs are high!

Le Trois Vallees is wildly recognized as the world’s largest ski region with over 600kms of piste all now fully connected via fast and modern lift system.

Whether you are searching for steep couloirs, untracked off-piste, tree-lined blue runs or just somewhere to go tobogganing you will find it all within easy reach of the village centre.

The resort has continued to invest in new lift infrastructure and the new ‘Saint-Martin 1’ has recently opened adding an extra 30% lift capacity.

The local pistes in St Martin de Belleville are mostly wide and long with plenty of tree-lined blue and red runs which make for great family-friendly skiing. The further you venture into the ‘3 Valleys’ the more extreme the skiing becomes.

Indeed, advanced skiers flock from all over the French Alps to tackle some of the steep couloirs and off-piste above the world-famous resorts of Meribel and Courchevel.

Summer in St Martin de Belleville

St Martin de Belleville is a working French village with and, as such, never really shuts down.

The resort is home to a local population of around 3,000 residents that ensures you can always find a bakery or shop even in the ‘shoulder seasons’ of May or October.

The main summer season runs during the school holidays in July and August when you will find the resort busy with locals, tourists and second home owners alike enjoying the spectacular hiking trails, mountain biking routes and warm alpine-summers.

As with any good dual season resort, there are 200km of walking paths and 120km of mountain bike trails crossing varying terrains, all while amongst beautiful scenery.

If you are looking for something to get the adrenaline going you will also find paintballing, canyoning, white water rafting and zip lines.
