Winter in Chamonix

Chamonix is one of the most famous ski resorts in the world and attracts skiers and snowboarders who are keen to get off the beaten track, go ski touring, and enjoy some of the best off-piste skiing in Europe. Winter here is characterized by crisp, clear days and a generous blanket of snow, providing ideal conditions for skiing and snowboarding. The Grands Montets area, in particular, is famed for its steep and deep runs, providing a thrilling challenge for expert skiers. On the other hand, there are excellent options for beginners and children. The skiing is split over four main ski regions with a total of 68 lifts and offers some of the most snow-sure skiing in Europe. The famous Aiguille du midi cable car takes you up to 3,845m from where the world-renown ‘Valley Blanche’ route begins its 20km descent to the valley floor – a ‘bucket list’ route for many skiers and snowboarders around the world.

More experienced hikers and well catered with several via Ferrata routes. Indeed, the whole Chamonix valley attracts top-level mountaineers from across the globe.

Frequently Asked Questions About Property in Chamonix

What is the average price of ski property in Chamonix?

Chamonix is a mature market with a wide selection of property available. Prices vary dramatically between the specific villages such as Les Praz, Les Houches etc.

The price average in Chamoinx is between €11,000 and €15,000 per m2 while high-end chalets or new-build apartments in sought-after areas like Les Praz or Les Moussou can exceed €20,000 /m2. Chalets for sale start from around €1.5m and can reach in excess of €10m for the very best properties with Mont Blanc views.

The best value apartments can be found in Chamonix Sud or Les Bossons starting from around €300,000 for a small 1-bedroom.

Is Chamonix a good place for property investment?

Chamonix is arguably one of the safest investments in the French Alps because it operates as a functioning town rather than just a ski resort. Chamonix’s summer tourism often now rivals its winter season. Events like the Ultra-Trail du Mont-Blanc (UTMB) and the climbing season ensure rental demand is spread across 10–11 months, not just a winter season.

The Chamonix valley is narrow with strict planning restrictions. New build permits are increasingly rare due to environmental protections, meaning the supply of property is capped while global demand continues to rise.

Located just one hour from Geneva Airport, it is also one of the most accessible high-altitude resorts in the Alps, making it highly attractive for weekend visitors and short-break rentals.

What makes Chamonix unique?

With a permanent population of over 10,000 people, Chamonix is a vibrant resort with authentic French culture, and varied architecture (from Belle Époque hotels to modern chalets) that exists independently of tourism.

The Aiguille du Midi (3,842m) offers the closest view of Mont Blanc possible without hiking, a major draw for non-skiers and summer tourists.

The famous Vallée Blanche is a legendary 20km off-piste ski run on a glacier, accessible via the Aiguille du Midi cable car, offering a vertical drop of 2,700m.
